Hello to all.Life is too short to deal with bad servicers, bad lenders and companies that don't care.Servicing should be simple from the clients perspective...and it should offer the client a combination of great CS, confidence in their operations and a solid, interactive technology platform. 

I have worked on a solid list of cash buyers looking to invest in WI, (areas vary).

Revenue is based on 3 things: a- anecdotal evidence of 2 friends that have been doing this for past 1.5 years b- studying the market rates and availability of other listings on air bnb c- asking some STR management companies (i.e. turnkey) for their estimates based on the properties I'm looking at.I'll definitely admit, its an estimate.

I am looking to get a solid foundation of rentals over the next several years and wanted to make sure that I didn't make any avoidable mistakes right out of the gate.

If a solid percentage of buyers end of buying their homes or if the monthly purchase price is less than what a reasonable rent would be or if that is the fair market value for the home, etc, etc.Market forces and a wealth of readily available resources (the internet) has made true predatory lending a small segment of the housing industry in recent year. 

A good property management company will have solid systems in place for rent collection, and accounting (and everything else).

Is it as simple as finding a solid property management company to take care of most everything?

PROPERTIES LISTED FOR SALE For a rate and term refinance transaction, the borrower must evidence that the listing has been cancelled, and must not have been listed for sale as of the date of the application.

If it's in a good location where rental demand is solid, you should be fine and have no problem finding tenants, regardless of competition.If anything, a brand new apartment building being built might be an indication for the demand in the area!

Sounds like a pretty solid deal to me.
