In addition to my direct experience in RE sales, I have a strong analytical/financial mindset build upon by years of trading in the financial markets (still active), I have a growing web/technical skill set ("nathanielrand.me" or "43sanibel.estate" to provide examples), and a strong blend of creative problem solving established through years of hard knocks.

I have a lot of skills I can use to help out with established investors and soak in the experience they've built over the years.

As I use my property management skills, I see myself as a Property Manager. 

Shane stayed with it like a bulldog, and kept working his account management skills to bring it back to life. 

If assessed value is a matter of public record that you can access then use your own data base to indicate to you when a property comes on the market, you might need computer programing skills or be able to have someone design such a program for you.

As a side note I'm apart of a social marketing business that's been the single most beneficial experience to building my business acumen, social skills, and entrepreneurial mindset.Why I'm here.I written down a few goals I've created to give me a point to shoot towards.  

Managers of small buildings tend to be on the lower end of the spectrum in terms of skill set so they take more hand holding.IMO if you sell your duplex and purchase a property that needs property management, you will be back in the same place in short order.

It's not an investment, it's a cash drain.You're doing everything right by living lean, saving money, sticking with the folks for as long as possible and building a skill based business.
