Also the address of her previous residence on her application doesn't match her mailing address on her paystubs, and the mailing address on her paystubs shows up on her credit report but the address she listed on her application does not.Lots of inconsistencies so we speculate that she was committing fraud.Edit: I was just able to find her name through a reverse phone look up app/name search and found a history of bankruptcy and multiple misdemeanors.

Sounds to me like both the seller and their realtor exercised poor judgement by signing a contract with a breach clause, rather than inserting terms in the purchase agreement that would allow them to continue to accept offers and for the buyer to be allowed the option to match or exceed any higher offers.At any rate, sounds like @Tom Gimer has some solid advice.

Which does mean that you'll be paying for drawings/architectural services for something that could potentially take months.And my project truly has taken months, waiting on various city department reviews and responses.In terms of your question of the ARV with no neighborhood comps -- I would look at it as adding a bed and a bath to the total lot count, and seeing if there are any comps (as opposed to an exact unit match).That being said, could you simply add that 300 sq ft to one of the existing units (extra bed and bath) to avoid the adjustment altogether?

The cooling output doesn’t get too cold due to the evaporator coil doesn’t match with the condenser so it’ll have to run a lot more to get to the temp inside.
