I have run it through the calculator a few times but im still not certain. heres the infoSmall 570sq ft single family home 2 bedrooms 1 full bathroom recently renovated new kitchen cupboards, flooring appliances, fresh paint, upgraded windows and siding, new shingles on the roof. it also has a completely fresh slate in the basement ready for any reno i want. single detached garage nice yard and close to town walking distance to everything.

Also, for the basement bedrooms, I would assume that you would need a proper window and egress in order for this to be legit.

If you are this worried about replacing a $300 item then rental property is probably not the business for you.Lowes has a Frigidaire one I usually buy for $359 (or a $329 one with nothing to break, no control panel, no window....just 5 knobs) and they deliver the next day for free.

If there is a significant amount of deferred maintenance (roof, utilities, windows, carpet, appliances, plumbing, fixtures, etc), then the repair maintenance budget can sky rocket.

So you go there ..all checks out nice tuckpointing, somebody upgraded the electric service , looks like newer windows, cant see the roof but what the heck..it should be fine right ?
