@Mark GallagherDepending on the size of the debris/trash ~ I normally build up the sides with larger material and dump the loose stuff towards the middle.However ~ I'd have no problem framing in larger sides if I really needed it :)  At the end of the day, nothing a little grinding, steel, and welding won't take care of :)

Cap rate, for example You mentioned a GRM at 8, what does that mean and how do you calculate that number.I totally agree, I don't need to start  with a project of this size,  $1.6 Mill Is way beyond my capability, and frankly I did not believe it was a great deal from the start.William

I am primarily interested in it do to the fact that the price seems like a steal and is priced identically to a home I am looking at in Beechgrove that is only a 2bed -1bath and about half the size, and needs similar repairs.

For example:1) Class type- B/C class2) ideal property size- 16 or more doors3) Vacancy rate- nothing below x%4) Absorption rate- 5) Cap rate / coc return- etc..I realize that everybody will likely have different goals for investing and will be in different markets so this will drastically change certain answers to the above but if you could also share your actual numbers alongside the checklist this will be very helpful to me.
