Something to consider.Very cool concept though.

It seems a lot simpler to keep everything a multiple of the monthly rent and if the rent goes up they all go up.But the tenants don't care for it.Thoughts?

I feel like I have the concept down, I'm just wondering how to find my first deal and should I just do a single residence or a multifam?

Even the concept of classifying something as major or minor takes some experience.

All though I am still working on licensing & contracts needed to get work performed in the allotted time for each home renovation meets a time line,This will never be perfect I decided in every home remodeled by this organization we are going to have one design for both kitchen & bathroom that the hope will reach a new younger target for market reasons any thought or feedback first time right concept,

Learn about the concept of compounding and leveraging.  

I love the BRRR concept, and really want to use Real Estate to make a positive impact on the community, both with housing and with the freedom that it will provide to volunteer and fund projects around Knoxville.  

Though, I am not an expert on IRA's, this concept should be discussed with a financial advior.
