Hi everybody, I'm shopping for a 30-50 unit MF apartment building and am trying to work some calculations for reserves and rehab costs.

You have to shop around to find the best match, but this leverage might be all you need to do more than one deal at a time or do larger deals. 

You'll find this in legal and accounting assessments, you might buy a bag of diamonds, the value is that paid if the sale meet requirements as an arm's length transaction meeting other requirements, not a distressed situation, and that value will be the book value to the buyer for 12 months, then the book value will be changed to its market value.

I bet if you shop around in NorCal, you can find the same thing without having to start sourcing deals 2,000+ miles away.

@Derek Woods, when you have several similar inquiries in a short amount of time, it looks more like you are shopping around for the best rate.

Were our doggy poop bags fully stocked?

We have old wood double hung windows with iron weights (1914 house) with 1950's storms and we are just starting to shop around.
