You can literally secure first-position notes against each property and strip the LLC of virtually all of its value, and not make the payments, and the only viable recourse for the original owner would be taking back the LLC and, if you agreed, suing you personally for the loss of value.

My insurance pays for "rent loss" for 3 of the 4 units but won't pay for the evicted unit even though I have a new tenant ready to move in (although they haven't sign the lease).
