Just be careful with tenant selection 

I have extensive knowledge in multifamily marketing, leasing and even construction (finish selection, materials, etc).

Although I now live in WA, I have selected some Texas cities like Tyler, Longview, Killeen, Temple, San Antonio as I am a previous resident of the area and know a little about that part of state. 

Select the town you need it in, the county, and 5 surrounding cities.

Two big reasons we're seeing here- their owners are likely the type to have poorly managed personal finances as well, or their properties performance has worsened in the light of eviction moratoriums/job loss/ethical ambiguity of poorly selected tenants.

You'd need to pre-select your entire team--lender, GC, home inspector/HUD Consultant, real estate agent.

You can help your realtor to help you by doing as much analysis as you can before selecting properties to go and look at.
