That also gives it a better shot of being removed in the future when enough people see the negatives piling up.I can take the proceeds from the seattle duplex sale and buy outright a fairly modern ~6 unit property (60's and up) in some secondary and many tertiary markets in western washington,    and with no more than 50% financing I can be looking at 8-12 units properties in secondary and tertiary markets.   

It's funny to see the perspective from the other side.

not sure what is scarier, that you do not see the risk involved in note investing or the actual amount of risk there is in non performing note investing. 

It is when you withdraw gains, employer contributiions, or interest earned is when you begin to see the taxation.

It is nice to see the city taking a proactive stance versus some other areas where no regulation has occurred, which would make me even more leery.

You do not need to be a certified appraiser to see the value a home has or could have if updated, but the training will help.
