Your present home that you will be vacating already appears to have pretty good cash flow potential (unless there's some hidden maintenance or capex that we aren't seeing).

I just pay my contractor or the property management firms maintenance tech 50-100 to walk a property instead of having a home inspector.

Living in North Myrtle Beach, I see buyers buying houses that do not make money and sellers selling houses for far less than they should.I urge you to get fully educated regarding operating expenses, operating income, net operating income, return on equity, capitalization rate, debt service, capital reserves, the difference between capital and maintenance expenses, and a host of other topics.  

To me, I would consider adding necessary repairs to your upfront cost and using a single percentage for ongoing Capex and maintenance (deferred or otherwise).
