So Im getting ready to start marketing in about two weeks but I recently went to a attorney to have him review my purchase and sale agreement contracts and he told me to use a multi-board residential real estate contract instead.

I would suggest a minimum Workers Comp. policy in case of an injury to a uninsured subcontractors employee.   

For a reputable builder, ask for recommendations from friends, check online reviews, and visit recently built properties in your area for ideas and potential contacts.

My husband and I started our journey last year with a house hack and 2 long-term rentals (after an exhaustive review of all options), there’s a lot to consider and ultimately need to ladder up to your short and long term goals, as well as your lifestyle (esp with kiddos). 

Just make sure to review your existing financing agreement and possibly consult with a real estate attorney to ensure everything is in order.Please don't wholesale subject to deals.

But I would certainly suggest in paying attention to the value. 

I would first suggest that you get a licensed home inspector to look at your new construction home once it is complete.
