I agree with Brian that there’s not much you can do from a recourse monetary standpoint but there’s plenty to do from a social media reputation standpoint.

I have a mentor that I have been discussing investment properties with and he has been hesitant on the idea of OOS investing, but with a solid and reputable PM company the idea does not scare me as much.I see you’re in Cleveland, I’ve got some family there!

KS has had a # of SNF and AL owners expanding too quickly and letting their homes go into receivership so they've been cracking down on their survey process more recently which is actually a good thing.IMO in 2 yrs of helping run ours - it's all people driven - have a great staff, a great reputation, keep up your marketing and most importantly TREAT people RIGHT - you can be successful. 

Be careful however to find someone solid and reputable as there are many who might take advantage of you.

If not, then hook up with a reputable wholesaler and tell them you're looking for a deal and you want to see their assignment agreement before you buy any deals with them.

A reputable builder would have got the leak fixed before it got to the mold stage and before they put in the finishes. 

How hard would it be to launch a simple Web site for a given property, like "BeachstreeteastLajoya.com" or "PalmAveMiami.net" and make that your main point of contact with the customer?

A reputable and honest construction company would not charge you for an estimate.  

Why would a realtor risk their reputation having two offers accepted and then telling one owner, sorry he changed his mind (which is not a valid reason to break a contract)?
