An Actual Cash Valuation will provide the replacement cost - depreciation and Replacement Cost Valuation will provide the Replacement Cost.  

The main thing is a possible roof repair/replacement.

I'm not afraid of it too much because I've done renovation work on a frame house where we had to replace siding for 1/2 the house and 1 of the walls had to be demolished and replaced.

Unless you have Full Replacement Coverage, you get hit with this - - and it's the motivation for having that coverage.I have a great policy with Farmers and 100% replacement costs from a tenant caused fire.I can't imagine Buy&Hold without Full Replacement Coverage

If they leave early, that allows us to continue to accrue rent due until we replace them with a paying tenant. 

That can add thousands very quickly if replacement is needed.

(they'll need to be replaced every so often) 4-plexes have twice as many appliances, but you get twice as many families under a single roof (which will also need to be replaced eventually)Just run the numbers on each independently with as much accuracy as you can gather, and the better deal will start to emerge.
