Verifying last 2 years of rental history very important!

Here are some other factors and reasons the OR Coast makes a prime second home or vacation rental destination (for now and presumedly into the future!)

I also tried to find a good site for executive rentals but there doesn't seem to be much out there.  

We are not first time home buyers but have three single family homes ( rental) properties in California but want to buy our first apartment complex out of state for generating  cash flow for the long term.

I would rent the extra room(s) similarly to a medium term rental property.

Most tenants already understand that some of the utilities are covered by the landlord, who in turn will bake it into the rental rate.

Am I reading this correctly that I can not charge late fees that total more than 10% of the monthly rent even if I have a different amount in my lease and only own 3 rental properties in Virginia?
