I can't really use my ideas of "Yeah, I'd live here." as a reliable judge of neighborhoods.

I'm looking to buy a property in the 70K range to start, would i be able to get one neighborhood that can attract reliable tenants?

I have and do rent to them, although my properties do not meet the 2% rule, and have found them to be very reliable.

Anyone knows a reliable company?

Finding another rehabber to do the thing that we do and be reliable and reasonable has been the most difficult part of this business it's easy to find subs but I'm looking for someone to hand an entire project over to but as of now I'm still plugging away though and crossing fingers, lol.

Also I believe meeting in person is very important, in fact it's the only reason to fly out to where you want to invest if you manage to form a strong reliable team.
