(Vested in your personal name) as long as it’s over $50k, but the low dollar ones the cost may be prohibitive to go secondary, you can just do a commercial note with a balloon as long as you keep your LTV low to insulate from a downturn.

I don't have any approximate price/sf to give you but of the options I know, the cheapest would be putting another layer over the existing but that depends on how many layers you already have on the roof (local code may prohibit more than two layers).

For example, it doesn't specify how long the owner and relatives must stay after moving in.Without any guidelines, you could move back in for 1 week, and put it back up for rent, if no other law prohibits this.

So, it is in the seller's best interest to return all deposits to avoid any lengthy court process that prohibits him from re-sell his property.There is no shame for using your brain for backing out and only a fool continues with a deal they don't want because they don't want to be embarrassed.

Unfortunately the COVID situation is the excuse that some members of Seattle leadership needed to try out housing policies they have been wanting long before the emergency declaration - no late fees on rent,  no evictions for any reason,  housing payments basically optional,  landlords unable to enforce any rental agreement terms.They aren't done yet either - another ordinance is already in the works preventing us from using eviction history in screening potential applicants also supposedly temporary for 6 months after the emergency orders end,   and it also extends the prohibition on any late fees for a year.I hate to say it but I have before and I will again - do not invest new money in rental properties in Seattle without pricing in all these additional risks.
