@Tua Toiaivao  Your idea of doing "hustle methods" before spending tons of money on marketing isn't a bad one as a way to get started and get your feet wet, but I don't think that with the current market conditions you're going to have much success with deals that are listed on the MLS for the reasons others have listed above.  

If they have the time to spend on BP answering a lot of questions this time of year I'd have some concerns.

Some are good enough to spend time on, but at the end of the day, they don't really solve your problem of generating true, current, repeat, targeted and motivated leads tailored to your needs. 

Even if I end up spending $10K out of pocket to finalize this deal. 

If this is her one and only path to happiness (which I would highly question, unless she has spent considerable time shadowing NDs, spending time in clinics volunteering, has experience in that vein, etc...), then it is necessary for her to realize this dream is not possible right now. 

You might be the 1 out of 50 that find a deal but I would rather spend you time procuring a turnkey rental and basically hit some singles.

Refinance debt or earn more money and cut spending.

Now I know I'll need to spend some money on new sheets because the cheap microfiber sheets aren't going to breath well enough in the heat of the Texas summer. 

If investors spend countless hours asking accountants on BP on how to code things and where to put things in the financials, then that just tells me they aren't focusing on getting more deals.

Everytime you spend money for each property, you can designate for which property it is so you can record it in your accounting software.The PM company also receives the rents.This simplies the banking and accounting but at the same time, each property is in its own LLC for asset protection purposes.
