@Ron Yanuszewski  It's not really the government that's involved in your loan process.  

What are all necessary contracts associated with the wholesaling process?

There is a lot of vital information on this website - use the tool tab at the top of the screen to begin the learning process. 

Buyer believes selling agent/seller executed such actions intentionally to slow down loan process and have right to cancel contract on September 8th closing date.

If you’ve purchased your property with enough margin and this occurs you just take the face value of the policy, close shop on that asset, buy another, and possibly pocket a few bucks in the process.

I'm not putting all my eggs in one basket that this is the grand deal of a lifetime but I'm hoping to move forward in this process. 

If I understand the little I have read about the process, this is how it works:A regular lease is signed, just as for any rental, and in addition to that, a purchase option.

I found the properties myself, but since I'm a newbie I'd like to utilize her expertise in the buying process.
