What are some of the factors I should take into consideration when choosing between a Government loan or a Private conventional loan? 

These are the rates from a large bank and a private mortgage loan company.Love to hear any of your feedback. 

Regarding damages, the conversation might start off with the phrase "What happened here?"

You can find out boatloads when you have a conversation in person and are present to secure the property.As for the lock... the major brands all offer "keyless entry locks".

Broker, direct mail etc.Direct marketing / cold calling is always a good bet, in the commercial world if you get a hold of a building owner in a principle-to-principle setting you can generally have some good conversations and suss out if there is an opportunity or not. 

Great way to pass wealth to heirs, however, especially if you don't need to take distributions before your own dead end ;)I'm guessing I can find a local portfolio lender or private money for non-recourse loans with good terms if I look hard enough.

To get a visual, is a basement dirt floor, no entry, but private; 1st floor kitchen & living room, however they just threw a stove & frig, in a room, so, I would have to put in an actual kitchen; 3rd floor 2 bedrooms & full bath (its nasty and needs a full gut), 4th Floor is an attic that is like a full floor so it's a nice perk to store stuff; but the condition is beyond what I can describe...it's like you owned a building for 50 years and you did no renovation EVER and that's the condition.
