Where will the stock market and other paper assets get the investment capital to support and justify the historic earnings and ridiculous profit to earnings multipliers? 

I have been a long time stock investor but I am now trying to make a transition into real estate for cash flow purposes.

This has definitely thrown some water on the fire, and anything in the 7 figure range (which is half the stock in both areas) is sitting for months, and only selling with major price drops.

@Sam Wilson  would be interesting to pull your new construction building permit numbers for greater Memphis.if there is no real production building going on.. that means existing stock is cheaper to buy than to build from ground up.

The stock of homes obviously are older 1900-1950 for the most part.
