That said, some sellers are not big fans of FHA loans and they prefer conventional loans more(newbie question #4) Since I got a conventional loan for my first home, Can I still get a FHA loan?

Prefer greater Nashua but will travel for someone that's good.  

No I don't use PM software, prefer to keep it simple.

At some point I would like to pay back that first $150K draw on my HELOC (just a personal preference to have my own house relatively unlevered).  

Exploring my options on FHA & conventional loans for my first home purchase (preferably a duplex , one that might or might not need rehab to qualify).

I'd prefer to buy a duplex so that I can rent out one unit and rent a room in the unit I'd be living in, or buy a 3 bed 2 bath house and rent the extra rooms.

As already stated, Mobile home communities are not the preferred housing solution in most cities but since your potential lot is in a mobile home area, the city council may be more inclined to accept.

Criteria that I’m hoping for are:- preferably no cost to landlord for subscription - rent collection possible (and preferably at no added cost to tenant - some have a 2.5% fee even for direct deposit)- maintenance requests - document storage (lease, receipts etc) Any feedback welcome!
