So your best bet is to change the capital stack if you don’t want to ask any of your partners to sign on the loan. 

That was their own choice and a pretty poor choice at that.

If you've just purchased a property and there is negative cash flow because you are doing renovations, stabilizing the property, or poor management by the prior owner, then it is less of a concern than if you've held the property for while and the cash flow is still negative.Depreciation is typically factored in after the cash flow. 

I know they're out there and I'll bet they'll say that the process became significantly smoother if not easier after that first flip & sale.I definitely appreciate the feedback I've gotten on my other questions but they're leading me to think that I just don't have enough liquid cash available.

Money is still cheap and being cash poor isn't great.

I don't think it's smart betting against hedge funds.

@Michael Williams  Your best bet is to make it your primary residence so the downpayment could be a low as 3.5%. 

Then after a year, you see things are going poorly or your partner wants to sell.

So if a rehab is required, then your best bet is Hard Money or Fix N Flip money.

AZREIA and the Phoenix REIA are probably your best two bets
