The downstairs is a 3/1 and is plumbed for a kitchen, but does not have a kitchen as of now.

How were kitchenettes installed into the plumbing?

As long as they are paying I guess I wouldn't mind what method they use to pay as long as it isn't cash and can be traceable.

I have a lot of houses (look at my profile) and have used a variety of methods to get them. 

I would love to know how you would go about not having to pay a down payment without having to use an investor's money or having to use a credit card. 

Does anyone have any tips, methods, or coaches to help build rapport with clients over the phone?
