You don't control how property taxes increase so you can expect they will stay high in TX and even go higher.Dallas neighborhoods can be pretty rough so be careful.Depending on what you want to do I have a 4/2 with pool in Phoenix near Grand Canyon Univ under contract.

Think of it this way- almost any investor looking at deals today- if they saw the numbers you ALREADY have on this house, that would be a grand slam deal.

@Rene BeeAlso remember if you pay cash and do not account for it then when you go to sell it your cost basis is $100,000 less..As mentioned you can pay anyone cash but if you pay them more than $600 you still have to 1099 them.If it was a few grand ok to pay cash, someone wanted me to pay them $100k - does not matter how long I have known someone that would cause me concern.
