I would be lending their money and paying myself a loan origination fee and perhaps a spread on the interest the real estate investor is paying and what the lender is receiving on the back end.

Make it clear he is liable for all the terms, just like the original tenant.Be careful when adding tenants.

For me I would not buy it but that’s because it’s not what I specialize in and I follow the location location location rule of real estateOnly you can answer that question
