@Bob Reinhard I'm looking for a multi-family that is more of a "paint and carpet" type of property.

My freedom is worth more than a few gals of paint or a week of work to get the house ready again.

It needed four brand new: kitchens, baths, HVAC, furnaces, water heaters, paint, floor, etc etc.

When I saw the property, the owner’s contractor was there Watweproofing the basement with foam, concrete injections and drylock paint.

We do paint and flooring and fixtures, maybe appliances, as needed between tenants. 

House needs some painting, carpet, yard clean up, etc.

It was in bad shape so we took a private loan from my parents to renovate 2/3 units, and have been doing work on the property ourselves despite not being licensed (I have done exterior painting, drywall repair, light fixture replacement, small things like that).

Inspectors don’t know or care about opening walls, removing wallpaper, painting things, new cabinets etc.
