There are small multi families that are well suited for young professionals or even older families. 

The area looks great now, since Hurricane Sandy leveled the town and luxury multi-families were built in their place.

I am finding duplexes and single family homes for under $60,000 that I believe would provide a 20%+ cash on cash return and a couple hundred bucks minimum cash flow each month. 

I am looking to buy a triplex and forgot that you can no longer do a 3-5% down conventional program because it is multi-family.

New construction in the area is geared mostly towards multi family units.

While Caterpillar, Raytheon, and Amazon have garnered much attention as they start or expand operations in Tucson, less attention has been given to companies like Vector Space Systems, Home Goods, Hexagon Mining, Comcast and Ernst & Young which collectively will bring 2,500 jobs and over $1.5 billion of economic impact to the local economy.

The thought of living in one side of a multi-family and renting out the other side seems appealing, yet somewhat daunting.  

My wife is on board, just doesn't want to live in a multi unit, which I don't believe is the only option.

My long term goal is buy and hold on small to medium sized multi family properties that generate a minimum of $500 a month in cash flow.
