I was very moved, we made a deal that fit their needs, we brought down the interest from the original 8% I was asking to 6.5% to meet their monthly max budget.

@Cameron Woodward hopefully, you don't find out the hard way, but why would you let a friend move in without a lease?

Im looking to move our 5 (soon to be 17) short term rentals over from being solely listed on airbnb, to a comprehensive PMS system to save on airbnb fees and build some efficiencies into our workflow.

And what resources/websites do you like use to analyze a market for things like: job growth, population growth, unemployment rates, crime rate, what big companies/firms are there/moving in, etc.? 

Another option is to split the cost based on the number of occupants in each unit but this also means you'll need to adjust the charges as tenants move in/out, so it requires more work and I wouldn't recommend it.

Usually, markets move in 8 to 10 year, cyclical cycles.

Begin with easy projects, check everything carefully (get inspections, know the property’s worth), and move forward (plan your budget, hunt for properties, make offers).
