New roof, new hardy siding, new floors, new interior/exterior paint, new deck, all new fixtures.

i am looking at a house that needs some major work from the basement up.. total rehab new drywall and paint and carpet/tile and a new kitchen.. also needs electrical and furnace work as well... probably looking at least 25-30k in work.

I would like to partner up or go under some ones wings so I can learn the ropes I do have a lot to offer I have 3 work trucks and a large trailer for houses that need cleaning or fixing my 2 older sons have a contracting license they are insured and bonded in Colorado and can fix and repair almost anything in a house from drywall replacement to painting to changing out sinks to changing out counter tops you name it we can do it  if you need help in the property management area my wife has been doing it for over 10 years from working at Windermere at Fort Lewis WA to working in the springs watching over about 120 houses threw the company she works at now. 

I was so pleased that I gave them the flooring job in that house, as well.That Friday I got a call asking for a check for two thirds of the paint job.

Did it ourselves, I bought great looking Kitchen table and dining room table and patio table sets for SUPER CHEEP and spray painted the one set, Sold it all on craigslist after we had offer and made more money than what I paid for it.Also did same with sofa love seat for Living room. a couple of small side tables and moved and shot room from different angles moving lights and tables. and then reset furniture in the family room. and took photo's there. 

I know flagstone has issues with moisture over time, hence it starting to slant or slope.

I ran the numbers but not 100% sure I'm getting the correct calculations so I wanted to reach out and see if someone can help us.Here is the info on the building we want to purchase:11,052 sqft  $169 per square footNeeds about $100,000 in repairs (roof, electrical, paint, cleaning etc.)Rents for 0.82 cents per square foot.We would put 25% down and pre-approved for the rest of the purchase price at 3.85%A similar comp down the street that just sold:11,747 sqft$163 per sqftrents for $.79 per sqftThe building was move in ready, no repairs needed.When you compare both properties  it would seem that you would come to the immediate conclusion that we are getting a bad deal but I'm just wondering how much to offer.

I promise a $100 electric bill for the month it takes to evict is cheaper than a new fridge (destroyed by mold), new paint (used candles), pipe break restoration (no heat in winter), or any other the other many issues that could arise.

.$45,000 +closing costs, debt service (interest or whatever terms you have with lender,)  holding costs (taxes, utilities, insurance,)$5,000 seems extremely optimistic unless you're certain the only thing you're doing is painting and cleaning up some floors.With those numbers you're already creeping into the $55,000 range.
