There is a REIA group that meets in Branson and one in Overland Park Kansas - both would be good groups to join - maybe not to attend the monthly meetings, but to attend the weekend workshops they offer from time to time - well worth the cost of the event and a day spent in either city for a full day of networking and learning.In Kansas City  - there is a full day training workshop coming up on the 17th of September and the 22nd of October at MAREI

I know there is a meet and greet in Addison coming up this month for a local rei group. 

It doesn't meet the 70% rule, but it is not too far off. 

I am also interested in attending REI meetings in order to network as I presume it would be a great way to gain valuable information and key networking opportunities with some local buyers and investors as well as other wholesalers in my market.

Local real estate group meet-ups can help with knowledge and building your network.Consider a real estate oriented career, such as an agent, appraiser, tradesman, etc until you make your millions. 

I know it sounds cool here in Tampa when I meet someone who has a lot of rentals and makes like it is no big deal to keep all those tenants happy and their properties safe.

I have already found a couple homes I am interested in that meet my requirements.

And that's because when you buy a $300k property that's appreciating at 7% per year, 3 years from now it will be worth $67k more and that makes $100-200 per month cash flow look like mince-meat.My best advice would be to find a property where the numbers work for you first, and then decide if the neighborhood meets your criteria, not vice versa.

You can go to local Real Estate Investor meet ups in your area as that is where some wholesalers hang around.
