@Manolo D.Based on conversations with my bank, as long as I have the 20% of total costs, it does not matter how that equity is divided (cash or land).

The other big risk with any investment right now in the AV is that the market is fairly high right now and historically this area gets absolutely hammered when a recession comes ... it always comes back, so if you are a long term investor it won't matter as much, but something to be aware of and carefully structure to ensure that you can hold through a downturn to make it to the long term.

I can't speak much to her experience level, but I did find out later that she was actually a minor celebrity in the area and was featured on a national reality TV show (not one related to real estate, and I don't want to give away too many details).Also if it matters, I found out during the closing process (which took another 2+ months) that the people who ended up buying the house were investors.
