@Brian Timmons I would make it part of your contract with the seller that they have the tenant moved out by closing so you aren't stuck dealing with an eviction.

We were able to get out of that contract based on that alone (there were other issues, too).With that said, septic and well can be good.

So I've done plenty of research on wholesaling homes even got to see a example on what happens during of the process of a home getting under contract now I think it's time to take action an get a home under contract myself now.

You can create it between the time you put a property under contract and when you close.Whether you should have an LLC or other entity is a more complex issue.

Treating it like a business is a good mindset to have when starting as a realtor.I would get a base of knowledge of the contracts, take a packet home and actually read through the whole thing... know it front to back and upside down.After that, I would start getting a COI together, when I first started I did not do that, and I could only wonder how much business I would've done if I had.Highest and Best time -> Getting in front of Motivated Sellers and Buyers.
