Look into getting an FHA loan, talk to a lender and see what you might be missing to qualify.. might need a little more income or more credit, a good lender will point you in the right direction if you couldn't immediately qualify that is. 

He is completely redoing 3 of the 4 units, and I may be able to talk him into redoing the fourth before closing.

We also have galvanized piping that didn't supply reasonable water pressure because of internal corrosion build-up, so we're replacing that too.

You talking just concrete placement or are you talking excavation, compaction, set up and pour in place...?  

If you don't know what I am talking about, search the web for "Atlanta REIA" or "Conyers REIA" and you should see some local chapters.

I would suggest you invite one person you'd really like to talk with out, set a time, and then invite other people, rather than trying to coordinate schedules with a bunch of people here.I'll come if I'm free--which I'm often not.
