However, I also look at expenses per unit (as a secondary examination), to see if there is anything out of order (e.g. market insurance is $200-$300 per door, and even if the overall expenses are 50% of Gross Income, but insurance is $420, than I look into it.

Once the loan is paid off it's 8600 minus taxes, insurance, maintenance, and reserves and the rest is the profit.

Should I go by replacement cost or by market value to determine the home insurance coverage for a rental property?

Usually what are the conditions for rent loss coverage to kick in? 

What all does this type of insurance/coverage covers ?
