As we are seeing the rents in Boston creeping up, the submarkets around the city are becoming increasingly viable options for buy and hold investment properties.

Unless you can increase your income a lot id say you’re beating a dead horse and should sell.  

Here was my experience:  For the most part it worked well but the reason I was swayed away and looked into submetering was because it increased the number of calls/complaints I would get from my tenants.

He said by summer 2018 it’ll probably increase 3-5%.

Once you hit that number you should be looking at increasing your rates.

Get connected with at least 1 more wholesaler and 3 more contractors to improve deal flow and increase likelihood of being able to move on an opportunity. 

The only benefit is the rest of the policies went down in price, and the savings of the rest was about the same as the increase in this policy.

Once approved, I want to buy a property in full as foreclosed, bank owned, and/or auction property so I can buy cheap, rehab, and increase equity.

The 5,000 increases your basis in the partnership and the 8,000 will lower your basis in the partnership.

This will increase your current mid 3% rates into higher 4% rates so we'd have to do the math on it to see if by restoring your VA entitlement it will be worth the extra "premium," paid in rate and closing costs to refinance are worth it.
