I am  very new to this industry and interested in educating myself on as much of this topic and different ways Ican began to invest into properties before making any life changing moves.

That is why it is very important to invest in education.

I prefer paper for pension accounts and shut down my Mother's modest account after her death, but this was specific to my own tax and estate planning objectives.I'd be careful to incorporate advice you get on a free public forum.

I also know how to find closed comps to establish what I think a property is worth.The problem comes because private lenders who fund my deals want to see a "hard value" - not just my "educated opinion."

I've educated myself in wholesaling & attended RE workshops as well.

Read all of the guides here on BP as well, you will get a lot of education out of those as well.

I will,take care of the high potential equity based leads.I advertise on radio, TV, direct mail to commercial owners, and make offers on expired listings.I don't think you need a partner unless you feel you lack some education or skills that another can provide.I would keep it simple, I use a system that I developed10 years ago, it is call Control and Roll, control properties and sell at public auction.

I would imagine the tenant just isn't very tech savvy, and might appreciate being educated as to how it all works, etc. 

I guess I need to be educated A LOT more in what exactly a Tax deed is.
