I'm an agent in the greater NY area and i deal with a lot of investors.

Ideally first hand account.

My ideal situation would be finding someone to partner with on the sales side as I find investors ready to buy.

Ideally I would like to purchase in San Francisco but think I am priced out so - where do I go from here?  

If you own the land you will benefit from the appreciation.To me it depends more on your market and who your ideal tenant/customer is.

This works better with a larger air compressor that puts out more CFM, ideally more than 3 CFM is what you want.Walk around and make sure all faucets are shut off.  

I doubt much is going to be easy there with shrinking inventories in the ideal locations.

That could be the truth but that is a facet of emotion and not plain facts.It is ideal for a tenant to thank you for times you go above and beyond for them.

My ideal scenario RIGHT NOW would be to offer $160k to the seller, offer the prospective buyer $30k - $40k in renovations of their choosing in exchange for a purchase price of $260k.Any creative thoughts on this deal, financing, etc I would love to hear them.
