Just make sure that you have a firm agreement with the end buyer. 

I believe that one of the National Firms with a local office (Marcus Millichap comes to mined) does a market overview every year or every quarter.

However, If the manager charges a fee for keeping a vacant listing, consider replacing the management firm as this is over-charging.

I would get a firm bid from a contractor and go back and negotiate a lower sales price with the owner.

I would firmly recommend him.
