Most PM companies write their agreements in a similar manner as your example so that they can proceed forward quickly as to any repairs, especially if such repairs are a health and safety consideration.

Second, that average does not take into consideration manner other important factors, one of which has not been mentioned in this thread - average days on market (DOM).

Any additional considerations you can point out would be SO helpful. 

Children are not a consideration in an eviction case.
