@Andy ThaoA lot of new investors here on Bigger Pockets know that property values were at their lowest in 2010-2012, and since the market has gone up quite far since then they are afraid to buy now for the worry that we may be heading into another bubble and the belief that they should wait until the next recession when prices are super low again.Peaks in land values typically happen every 18 years.

Well the if your one of them low ball crazies rang through my head.... back to my oh crap what did I agree too terms I offered... basically turned into a JV subject to agreement.

@Timothy Riley - The 2 sump pumps definitely had us scratching our heads in there, but made it work and sealed the 3rd additional catch basin. lol I'm glad that you were still able to find success when the market turned.

. - I'm not even sure if creative financing the remaining part of loans is possible especially low downpayment loans at that, but it came to my head as I was writing this, which means I'm starting to think as an investor which is a good thing.

. - @Marcus Auerbach hit the nail on the head - always start with air sealing (typically starting in the attic) and then insulate after it is sealed.
