Buying smaller MF is not hard if you have the funds.

I don't have my own cash yet so I'd be working with hard money, which is expensive, like 12% plus 2 points I believe. 

I'm always in need of great contractors, hard money lenders, and people who are driven to succeed.

Once you wrap your head around this stuff the math is pretty easy, it's the concepts that can be hard at first. 

Cost to rehab: A contractor can help, but its VERY hard to have a contractor evaluate all deal you might be interested in.

However, things are quickly changing due to COVID 19 and it is hard to foresee what lies ahead in the immediate market.

I am trying to understand the report and am having a hard time, so would like to ask some questions.  

It is in located in California, but in a more rural area... with hardly any other homes around.

For these flips I need a hard money lender and I’m not sure how or where to find one.
