Re-sells are having a hard time competing bc Hortons Lender is offering much lower interest rates plus $$$ toward upgrades/buydowns/closing costs.Anyways just thought I'd share what is going on in my market!

Consider data from Airdna and look at visitation, visitor growth, what are the feeder markets.If you ever make it to Florida - St Augustine, Palm Coast or Ponte Vedra Beach in particular, I'd be glad to show you around, tell you what to spend and what it will earn. 

Although I spend like I am, I am now in need of creating wealth to retire.

As an investor, the numbers seem to be the easiest way for me to check if things are going well although I understand the bigger picture is more complex than that. 

I'd love to know if anyone else is looking at this area or has invested in this area and what your thoughts are on the market and 2% rule. 

Also I’d appreciate any insight on building a team as well.

.- Yes to counter top upgrade although just switching out the counter top isn't going to translate into more rent.
