The coolest part is it’s a 12 month lease and the insurance company is going to furnish it for the renters.

Planning on using it as a furnished STR (6 month min) in hopes of getting the max return.

All furnishings have a lifespan but pets shorten it (think rugs, couches, hardwood floors, etc).Sheets and towels: We know the pains of replacing linens especially since we use white linens.

A few investors that I know, will rent out their Bristol units on Airbnb during peak season (May through August), and then rent to RWU (Roger Williams University) students as a furnished rental during the academic year.  

After spending some time on BP and reading AS MUCH AS POSSIBLE, I decided to explore the STR world.Fast forward a few months, I have closed on my first STR, furnished it, and put it live on the rental platforms earlier this week.

I turned a property into a furnished rental for traveling nurses or visiting professors.  

You can make out well if you then find a tenant that needs a fully furnished 2/1 apartment for the fall and winter.

I say low barrier because I'd only have to get the contract, furnishing, and meet material participation as far I'm thinking.

Property details:- All of the properties are fully furnished.- Three of the properties have Hot Tubs.- All properties centrally located near: Skiing (two are across the street from Big Boulder Ski Resort, which is also near Jack Frost Ski Resort), Near Kalahari and H2OOOOoh Indoor Waterpark and surrounded by hiking, lakes etc- 4 are part of HOA communities which have amenities for guests such as Lakes, indoor/outdoor pools, arcade game rooms, tennis, basketball- Windy Pines is right by the Locust Lake beach, guests can walk out the back yard to the beach and picnic area.- All vendors in place and will transfer.- All properties already permitted to run as STRs.Improvements: We tackled a large maintenance list with the owner to update things when I took over in July.

If you do choose to go the AirBnB route make sure you are buying a property that has multiple exit strategies (renting by the room, medium term furnished, group home etc.) and not solely dependent on AirBnB.
