I know some states have more lax regulations regarding this.....It was always easier and cheaper to just scrape the garage and start fresh.

The only thing is that I would still have this huge debt burden(personal not the property) that makes it hard to go with that decision.I guess I thinking if I am able to clear all that and still have around 50k to start fresh then my mental well being would be healthier:) I could also use that money for a down payment down there as well.I also have some taxes that are on a payment plan that it would take care of as well.

Unlike leads you can order online from a generic website, I can guarantee that the leads I pull are fresh (60 days or less), off market, and I use a ranking system to determine which sellers are most motivated based off of factors such as the executor of the property living in a different state and the amount of siblings the house has been inherited by.

Furthermore, you incentive the provider to either work too fast to keep your business because they know you have a ceiling in terms of what you're willing to pay....OR you incentive providers to bake in more hours to "make sure everything is right" because they know they can take advantage of certain clients.
