Are the ideal candidates for this people who make a decent living but have bad credit for any number of reasons?

Ideally I'd like to flip till I get into the millionaire bracket then utilize the cash I've built up to buying a few larger commercial properties that will cash flow me enough money to live like Tim Ferris does.

HOAs are not ideal and are frustrating.

Ideally, would be interested in JV'ing into a multifamily asset in a strong market.

Ideally the kids want to sell now I think. 

Future tax rates and laws are uncertain, so the prospect of getting slammed with taxes in retirement is not ideal.

We had previously used Costar with our previous team, and I have been able to build my pipeline using Costar however I have found a lot of the owner records to be out of service or lead to a random company.Our ideal 'prospect' is an individual owner.I'm on the verge of pulling the trigger to get Costar.
