The other side of me thinks that you only live once and so i think of a different lifestyle that involves nice cars , beach home , Mountain home , some traveling , Eating organic food and all that crazy stuff and that puts me at roughly 20-25k a month of spending which sounds crazy .

Ability to pay is as Dion mentioned, and there is no RMLO out there, unless they are or were an underwriter or higher up the food chain that can give a qualified credit analysis of someone who can't qualify today doing so in 3 or 5 years.

You might want to clean out the intake coils of debris as that'll cause a drop in efficiency.

Some more food for thought: I invested in larger apartment syndications (350 and up), one of the investments was actually a portfolio of two properties.

There are currently no food places of any sort in the area.

Apparently my dog was snooping for food and must have stood up in front of the range using his paws to balance himself.

Maybe think about selling it and buying another place --on the water--with a dock and a boat launch, plus a new speed boat.Lots of new experiences, water ski-ing, fishing, hiking a new area, etc..Buy small, with big land and add on to it every 3 or 4 years.Some extra bedrooms, a bigger patio, a hot tub.Have contractors do the work when you are not living there--so its ready to go when you arrive.Invite everyone in the family to take vacation at the same time and stay there all together (collect some $$$ to cover their food costs if that bites your wallet too hard).Have an adequate well and septic field to handle a lot of people.Just my 2 cents.

Dishes and unused food are left out in the common areas without cleaning for weeks.
