The majority of your motivated sellers are dysfunctional people.If they couldn't get it together to make thier payments, or to sell their house when they lost theor job, they probably aren't going to get their act together well enough to find a web site for motivated sellers.The ones you are most interested in can't even get their act togther well enough to list their property with a realtor.

The negatives are that the Ardent line item is a non-active external condo fee for external maintenance which varies each month based on work done.

Both his or her posts sound like comments for retails buyers and the web page is definitely aimed a retail buyers.Jon

Thanks shawn, I just used them to build my Web site,  didn't think about using them for that.

Most if not nearly all brokers of any size now have web sites and if you are willing to register (sometime only an email address required), it will give you access to all their marketing material (OM's, Proformas's, etc.).

I continue to scan various websites for properties, but I'm thinking almost all of the good "deals" in the Rochester area don't make to the web listings.  

It's loaded with spiders, spider webs, and such.
