I don’t know if the property is still a good buy as I am not sure how to adjust the ARV and if putting the property on short-term rental (Airbnb and Virbo) after fixing it is still going to generate positive cash flow given the economy downturn coming up due to interest rate hike and as Fed planned to increase the interest rate couple more times down the road.Some of the pros and the reason why I am having hard time letting go this deal: I was able to get this property at 5% down and at 3.87% on a 7 years arm.

I've got lenders doing 80LTV, no seasoning at 6.50% on a 5/1 ARMs on a 30yr Note.

Usually the first few pages also show the lender, the loan amount, and riders that also get recorded with the Deed of Trust/Mortgage (such as for Condos, ARM loans, small multifamily, VA, etc), as well as property address.

I wouldn’t say it’s a holding company.If they were held for rentals they then had a property management arm as well who collected payments.For these types of loans, find a local lender and build a relationship with them, they will want a personal guarantee but if your doing it consistently they typically wont care if it’s in multiple LLC’s they will look at the deal.
