So it's tailored towards people who want flexibility with their money and in my lists, it's made up mainly of young upward professionals who have excess cash (not a ton) want to invest in something that returns better than banks, but want the flexibility in case they have kids, get married, etc. 

Whatever his reasons, do not spend excessive amounts of money trying to please this guy.

The kitchen is right above it, checked all the appliances (including the fridge with the ice maker), under the sink - all is dry there ....

I'd switch from buy mode to improve mode a the market prices increased enough to dry up new cash flows.  

First, I am brand-spanking-new to real estate investing (but we are currently on our 5th home) and secret messages or excessive acronyms will fly right over my little newbie head.Second, the property in question is not a deliberate investment, it is a home we were unable to sell.

When it looked dry I would and start a couple dehumidifiers running in the room for a day or two.It will probably clean up perfectly but if it doesn't, hey;  look at the bright side - at least it will be well prepped for painting.

One concern of carrying 2 policies on the same property is that most policies have “excess” clauses.

While other prior profitable markets are drying up, Birmingham is thriving.

My team's job is to help me double my income so I can pay them more, cut and dry that simple, if that doesn't work for them no problem on to the next.

After all, excess cash tends to lead to asset bubbles, wouldn't you say?
